Why do we restrict parking? Our streets are narrow and we want emergency vehicles to have clear passage in the event they are needed.
In addition, CLI was designed to have a "park-like" feel (remember why you wanted to live here? It's beautiful!) Keeping cars in garages is much nicer in appearance and enhances the looks of our community - if you are selling your house, a car filled community is not conducive to attracting buyers in a competitive market.
On a regular schedule (excluding holidays), our garbage is typically picked up on Wednesday and Saturday of each week. All cans should be put away be Wednesday evening and Saturday evening.
Each resident is responsible for the maintenance of the Canary Isle Palm on the resident's property. Residents should trim Canary Isle Palms in front of their home to keep the sidewalk and roadway passable.
No recreational equipment in yards (ie playscapes, basketball courts, swingsets) are allowed. This is especially true of lake-front lots. CLI provides a playground with equipment at the Beach Club.
Any change, improvement, or deletion to the exterior of your home must be approved through the DRC. (see their page for specifics) under the Government Section).
These could include, but are not limited to, curbing, fencing, satellite dishes, landscaping, painting, etc.
If you are replacing landscaping that is currently in place, no DRC approval is needed.

Alligators are natural to Florida and reside in most of our waterways. The best thing to do is to stay away from them and absolutely DO NOT FEED them! Feeding alligators will encourage them to approach humans or pets and could endanger one or both. Most alligators do not desire human contact and will swim away. CLI does not allow feeding alligators in our community.
However, if you encounter an alligator over four feet in length that poses a threat to humans or property, call 1-866-FWC-GATOR (392-4286). The Florida Wildlife Commission will evaluate your complaint and, if necessary, send a contracted trapper to remove the animal. Please note that alligators are protected in Florida and you should not attempt to kill or remove the animal yourself.

3. Fee is based on the numbere of people you are expecting and varies from $200.00 - $1,000.00 payable at the time of reservation based on 6 hours. ( 6p.m. to 12 p.m.)
4. A $200.00 refundable deposit is required for damages, repairs,carpet cleaning, extra guests, etc. Deposit is returned if everything is left in good order.
5. Cancellation must be made 72 hours before the event to avoid a $75.00 cancellation charge.
No. It is not necessary to submit a request to simply replace shrubbery (or a tree) with a like plant (or tree). Replacement of annuals in existing plant beds also do not require a request.

No. The US Government requires that HOA's allow installations of satellite dish antennas (of a maximum size up to 3 feet in diameter). However, HOA's are allowed to regulate the placement of the antennas. Cory Lake Isles restricts antenna installations from roof structures as specified in the Cory Lake Isles Deed Restrictions, Article X, paragraph 10.6.c. Similar to the screening requirements for air conditioner and heater systems, pool equipment, and ancillary equipment as specified in the Deed Restrictions Article X, paragraphs 10.10.b and 10.11 the antennas are to be screened by shrubbery so as not to be visible from any street, road, other Lot, Lakes, ponds, or other property You should submit a request for approval of the required screening shrubbery.
Our Restrictions require that satellite dishes be placed where they are not visible from the street, road, other Lot, Lakes, ponds, or other property as long as the homeowner can receive an acceptable quality signal. The roof is the least desirable installation of all. If the roof was the only alternative installation for an acceptable quality signal, the resident should provide documentation from the installer, after the installation, in order for a variance to be approved.

There are two ways residents can enter our security gates:
1.. Buy a $5 license plate from the Beach Club. This will enable the guards to recognize you as a resident. However, there may be times when you will still be stopped for identification. Entry may also be delayed by other vehicles (residents, visitors, vendors, etc.) waiting in line at the guard gate or when the guard is on the phone or otherwise unable to immediately open the gate for you.
2. Buy a $35 bar code sticker from the Beach Club. The bar code will allow you to pass through the automatic gates without having to stop at the guard house. Bar codes must be installed by the office manager on duty at the Beach Club. Please call the office for times the manager will be available for bar code installation.
Also, please remember to call the guards if you are expecting visitors or vendors. The guards cannot allow entry to anyone without permission from residents. They cannot be expected to recognize your family members, friends, or vendors from visit to visit. It is a friendlier welcome to your guests when the guards are expecting them at their arrival.
Unexpected guest? The guards should call you to announce unexpected guests. If you do not answer the phone, your guests may be turned away as part of our security policy.
Work trucks are not allowed to enter the community after 6pm and will be stopped by the guards after that time. If you have a special need for service after 6pm, please call the Beach Club.
Late Day Deliveries (after 6 p.m.): It has long been the policy of Cory Lake Isles to refuse entry to large delivery trucks after 6 p.m. If you have a delivery scheduled after 6 p.m. please notify the guardhouse at Morris Bridge Road. Resident must be available to meet the delivery truck at the gate and escort the truck to your home to insure that it does not damage the curb, sprinklers, street signs or irrigation pipes. Resident must also be available to escort the delivery truck out of the community after the delivery to ensure that no damage has been done. Service Vehicles such as Bright House, Verizon, City of Tampa, Tampa Electric, etc. shall have 24 hour access to the Community. Moving Trucks will be refused entry into the community after 6 p.m. as this not a "short-term" project. Large trucks of this size can block streets in the evening and present a safety hazard to residents trying to navigate narrow streets in the dark. Moving Trucks also present a disturbance to neighbors when these processes begin late in the evening. The Community is best served by receiving movers during the hours between 7 a.m. and 6 p.m.
Watercraft without CL numbers are also not allowed through the gates. Residents should obtain a CL number before taking delivery of a new watercraft or bringing in one from another home. THere is no charge at this time for CL numbers and they can be obtained at the Beach Club.
Private fireworks are illegal in the State of Florida and are not permitted in Cory Lake Isles. Aerial firework displays should only be conducted by professionals in a safe area.
Our homes are located in close proximity to one another. A person shooting fireworks cannot predict where the hot material may land. Pointing cannons toward the lake does not guarantee safe operation. Lanai furniture, boats, rooftops, landscaping, etc. are all at risk from live embers landing on property nearby. Spent shells and soot from explosives can cause a major cleanup for neighbors.
The Tampa Bay area offers many opportunities to view extraordinary firework displays during holiday times. Please take advantage of these events and leave the fireworks and the liability to professionals.
The CDD or Community Development District for Cory Lake Isles is run by a Board of Supervisors. The current Supervisors are Dan Morford, Kerri Ringhof, Madeline Backes, David Burman & Jane Taggart. Field Superintendent & Local Records Office is Beth Granger.
The CDD is and has been for some time professionally managed by DPFG (Development Planning & Financial Group, Inc) located in Coconut Creek Florida. It's CDD officers include John Daugirda, Secretary & Assistant Treasurer, Records Officer; Jean Rugg, Assistant Secretary, RMLO; and Rick Woodville, Treasurer. Richard Woodville is the management company accountant.
No gravel or rock will be allowed as mulch in lawn areas or plant beds. ONLY BROWN MULCH of shredded cypress or pine bark or straw will be allowed. Please remember, that any change to the exterior of your home must be approved by the DRC.
Cory Lake Isles is a Deed Restricted Community. As per our restrictions, no decorative fences or walls are permitted in Cory Lake without written permission of the DRC and then only for reasons of privacy and safety (i.e. swimming pools, garden courtyards) or for the concealment of service areas (trash containers, mechanical equipment, etc.). Perimeter fences or walls between property lines will not be approved by the DRC.
