Florida landscaping is breathtakingly beautiful, but it is a challenge to maintain!  Our climate can be very hot, very wet, or very dry and our soil is sandy.  Pests are abundant.  It's a very special place and we fight nature every time we sod our lawns.  Most of the communities in our part of Florida mandate that only certain types of grass be planted in our yards because of the special conditions here.

In Cory Lake Isles, our lawns are covered wtih St. Augustine grass. St. Augustine is a tough grass (if you've walked on it, you should know this already!) and can withstand our harsh summer climate and sandy soil.  In the winter, it looks like it dies, but it rebounds again in the spring.

In the interest of maintaing consistent, compatible color throughtout CLI and in protecting Cory Lake and the Conservation Areas from excessive run-off of fertilizer, pesticides, etc. the POA and developer have selected Nutrilawn, Tri-S Pest Control Service and Middleton as the contractors for all pesticides, insecticide, fungicide, fertilization and herbicide services and requires every Residential Property Owner to have a contract in force with Nutrilawn, Tri-S Pest Control Service or Middleton at all times.  You should have signed a document to this effect at the Beach Club when you picked up your new resident information.

CLI has an enforce contract with Nutrilawn, Tri-S Pest Control Service and Middleton that was entered into by the Developer.  Our Deed Restrictions require that the POA and members cannot change any enforce contract.  If you have a specific problem with Nutrilawn, Tri-S Pest Control Service or Middleton, the POA is willing to intervene in reasonable situations.  Please leave a message at 986-8000 regarding any Nutrilawn, Tri-S Pest Control Service or Middleton problems. 

RESOLUTION WITH REGARD TO NON-COMPLIANCE OF DEED RESTRICTIONS REGARDING LAWN MAINTENANCE: The POA has also passed a resolution stating that all lawns be mowed at least weekly, April through October, and at least every two weeks November through March.  All streets, sidewalks and drives must be swept or cleaned after edging.  All shoreline or waterfront areas shall be continuously maintained by  mowing, trimming, trash cleanup and removal of undesirable aquatic growth.  No weeds, underbrush or other unsightly objects shall be allowed to accumulate and all landscaping of every kind and character shall be neatly trimmed, cultivated, and maintained by the Owner, thereof, to enhance its appearance.  The POA Board of Directors or its managing agent may send a Final Notice of Violation and Right of Abatement to Owners who fail to comply with this Deed Restriction. That notice will give non-compliant property owners 30 days from receipt of the letter to bring their property into compliance or the Association or its agents will abate the condition by hiring contractors to perform the necessary work and provide the necessary materials to bring the property into compliance.  Any costs associated with this abatement would be assessed to the property owner and may result in a lien being placed upon the property.  In addition the matter may also be referred to the Cory Lakes Fining Committee for punitive action.

Some Common Lawn Problems in Cory Lake

  • Crab Grass:  The rusty or brown looking areas of lawns in cold weather are usually crab grass.  The chemicals used to control and treat crab grass were removed from the market for commercial use.  The only way Nutrilawn or Middleton can treat crab grass is to kill it.  If they kill it, then re-plugging of lawns is usually required.
  • Weeds and Weed Control during prime weed growing season:  Commercially licensed firms like Nutrilawn and Middleton are heavily regulated.  When and what they can apply is heavily regulated.  There are times during prime weed growing season where a commercially licensed firm cannot treat weeds or the chemicals they can use are severely restricted. 
  • Self-treating:  Unfortunately, the greenest, lushest lawns are also equated with the greenest lushest lakes.  Fertilizers, pesticides, etc. end up in our lake.  They kill fish, cause algae bloom, pollute our drinking water and can negatively affect the skiers, tubers, and swimmers who use our lake.  There is a trade-off to living on a lake.
