“Have the interests of the entire community as a whole and not self interest to promote their personal causes. Live within a balanced budget with reserve money. Enforce the restrictions such as landscaping and upkeep. Some homes have bare minimum landscaping and it looks terrible. Trees and landscaping dies and it is never replaced. Some homes do not have the tropical paradise look but rather low income housing.”
The Board continues to ask for community feedback and are acting on that feedback. It is difficult to determine the community as a whole when so few (11%) respond to surveys or provide other feedback. Our 90 day plan looked at financials and we are trying to ensure effective use of all of our resources to keep costs down. We are working to ensure the level of landscaping quality is improved.

The Board does get a report of homes approaching the 1 year build time and the Board has reached out to these homes to determine completion dates, why there were delays and to have them apply to the DRC for an extension if needed. We are working with the CDD regarding street trees as they are maintained by the CDD. A dog park in the community would utilize CDD property and would have to come from them. We will provide feedback to the CDD, but encourage our members to contact them directly as well.
“Make contractors clean up construction garbage, (coming in through Cross Creek gate is an eyesore) especially nails etc. on the road.”
The Board monitors construction lots and work through the property owner to work with their builders to fix situations when they come up.

The Board is working with the CDD to improve speeding enforcement and have expressed our desire to enhance patrols. The POA’s budget is a not conducive for those costs and have to rely on the CDD’s budget as it is much larger.

The Board is committed to making informed decisions and improving the communication with our membership. We continually strive to improve, but will always do our best.

Maintenance and upkeep of common areas and facilities are the responsibility of the CDD, but we will continue to work on enforcement of homeowner properties.

“Ensure new homes are the appropriate size for the lot; ensure there is sufficient landscaping for the home; and ensure no two homes have the same painting scheme when in close proximity. Take action when boats, campers, and large trucks are parked in the community. The community landscaping is excellent and common areas are meticulously kept. I’m still disappointed in the Christmas decorations. Our entrances could be spectacular with just a little more effort.”,
All new homes go to the Design Review Committee (DRC) for approval. The approval process looks at all aspects of the build and site plan to ensure that the guidelines for homes in CLI are followed. The Board is working to ensure consistent enforcement for rules and that homeowners are aware of the requirements. The Christmas decorations and entrances are controlled by the CDD. We will pass along the feedback, however, we encourage you to reach out to the CDD as well.

The 90-day Transition Plan includes finding ways to communicate better and we will continue to reach out to the community. The video boards belong to the CDD and we do not have control of them, however, we will provide feedback on the boards to the CDD, but also encourage you to reach out to them as well.
“Enforce speed limits. People are driving way too fast, an besides a danger, they are tearing up the roads. Keep homeowners from renting daily or for a weekend. Enforce parking regulations – no one should be parking on lawns or the easement, in the road overnight, or across sidewalks. Also max of two cars in driveway overnight. Enforce home, lawn, and landscape covenants. Enforce lots to have a palm tree in the easement. Enforce fines. Support Cody Glass – he’s working hard at cleaning up the community, and he’s done a great job so far. This community was a mess before he got here. Still a ways to go, but give him your support, and this will become a “premiere” community as advertised. Stop letting homeowners get away with things – for example, there’s a basketball hoop attached to the back of a house in Canary that can be seen when driving or walking down Cory Lake Drive. It’s been there for months.”
“First and most importantly, start listening to the majority of the residents. Sadly, for years we were asked our opinion but the Boards did as they pleased which resulted in many of us residents no longer getting involved. In the day of the Internet, information should easily shared with the community BEFORE decisions are made (and those tacky information Boards at either entrance is definitely not the way…when you are driving, you shouldn’t be reading plus they look low rent). If the Board has their own agenda (as it did with building Capri Isle, the pool location and the Capri Isle sidewalk installation) then don’t get ask the community for our input as it just makes the decisions that more difficult to accept but if you truly want this to be a “community” you need to listen to the majority!”
“If you can include home landscaping into the landscaping that’s done around community. It would save hassle of finding good landscapers and not getting letter to fix landscaping issues. The fees paid to landscapers can be paid to community monthly or something.”

“My wife and I have visited several new communities in Tampa and Lakewood Ranch and they are creating a resort lifestyle which puts our community to shame unfortunately. Nothing has been done to enhance the true bonus of Cory Lake which is the Lake and the gym is small and outdated along with the community center”,
“Many homes have their driveway (pavers) abandoned. They are dirty, faded ,mold and/or weeds. I did not see a simple violation noted in April’s report. These are obvious to all walkers and drivers and it says a lot about a high end community. I have been here for 20 years and our POA inspectors always focus on the mailboxes rather than what is behind it, the pavers.”

“Create a reserve fund to replace the community palms. The disease known as Texas Palm Disease invading Florida, will eventually kill all the Canary Island Date Palms and many of the other palm species. Removal alone will be expensive and replacement of palms on common areas will also be expensive. The crews that trim palm fronds along the roadway do not appear to adequately sterilize the cutting tools after each palm is cut. Cutting just one diseased palm will then spread the disease to each palm cut afterwards. According to the U of Fl, the cutting parts of the tool must be completely submerged in chlorine for a few seconds to completely kill the disease agents.”

The Board had a joint meeting with the CDD to work on developing a common vision between the two boards. The Board believes that it is essential for the CDD and POA to work together to best achieve our goals.

The Board believes the implementation of the 90-day Transition Plan is a step in fixing areas of operations that were not functioning properly and try to establish procedures to create consistency.
“Your legal team should be able to enforce impartially and to the fullest degree any violation that is not addressed by the homeowner. However, that would take your legal team working with the city and state to tweak the laws governing POA’s in Florida to allow for firmer enforcement of violations for noncompliance by repeat offenders. Your legal team and the enforcement laws are weak. CLI’s decline as a premier community and its overall appearance are witness to this.”
The Board will work within State and local laws regarding our operations, but we know that focusing on ensuring our enforcement is consistent, fair, and reasonable we will help to raise the appearance level of CLI.
“I think that Cory lake is our most important asset which sets us ahead of other high end neighborhoods. Any actions to keep it pristine is money well spent.”
The maintenance of the lakes within our community are the responsibility of the CDD, however, the Board will work to ensure that homeowner properties that border the lake will be enforced to ensure environmental and aesthetic aspects are adhered to.

“The POA needs to clean up houses that are not complaint and have not been for some time (debris in yard, dirty paint, trash etc). The POA needs to be more involved with making sure our property values stay high, not selling the only property we own, giving more amenities like using the 3 acres as a family park, ensuring that anything that affects our property values is fully evaluated’
“I believe a brief – 10 words or less- response should be included after each question . Covenants: I cannot vote on the question relative to updating the covenants because I do not know what covenants the board intends to update. Mentioning the developer confuses the issue. The question is, do the current covenants represent the needs of this community? My foremost concern is maintaining strict enforcement of the covenants, not permitting fruit trees, not permitting fences that do not correspond to the current covenants etc. Safety: I think we have a very safe community but there is no way to indicate this without saying I am not concerned about safety. Of course I’m concerned about safety but I believe our community is safe. Current Board: It is impossible to judge the work of the current board when they have only been in place for two months at most. This said I do appreciate the survey and the intent to gather data. I personally think our community covenant enforcement has improved greatly since Cody Glass has been in place.”
